(1) Approval of the preliminary plat shall be effective for five years from the date of approval by the town council, during which time a final plat or plats shall be submitted. During this time the terms and conditions upon which the preliminary approval was given will not be changed except as provided in CMC 17.32.590.

(2) All requests for an extension of time must be submitted to the administrator prior to expiration of the preliminary plat. Upon application by the subdivider, the commission may extend the approval period for an additional year. If an extension of time is granted, the preliminary plat may be subject to all new and amended regulations, requirements, policies or standards which are adopted after the original date of approval, unless there has been substantial on-site work completed for the plat. Knowledge of expiration date and initiation of a request for extension of approval time is the responsibility of the subdivider. (Ord. 484, 2006)
